Look, I’ve stayed at my fair share of business hotels in Hanoi, and 22Land Hotel & Residence actually surprised me in the best way. It’s tucked away on Trương Công Giai street in Cau Giay – not exactly the old quarter everyone talks about, but honestly? That’s part of what makes it work. You’re in this newer district that feels more like where actual Hanoians live and work, with decent coffee shops within walking distance and way less tourist chaos.

The thing about this place is it gets the details right in ways that matter when you’re trying to decompress after a long day. The rooms have this clean, minimalist vibe without feeling sterile – I mean, the bed was genuinely comfortable, not just “hotel comfortable,” and the shower pressure was solid (you know how hit-or-miss that can be in Vietnam). What really got me was how quiet it stays at night, even though you’re still properly in the city. The staff at reception were actually helpful too, not just going through the motions – they printed boarding passes without being asked and knew which taxi companies to avoid, that sort of thing.

Here’s what I’d tell someone considering it: if you need to be right in the middle of Hoan Kiem Lake area, this isn’t your spot. But if you want a proper night’s sleep and don’t mind a 15-minute taxi ride to the main tourist stuff, it’s honestly a better base than most places I’ve tried. The breakfast was surprisingly decent – proper pho alongside the usual international options, and the coffee wasn’t terrible hotel coffee. Plus there’s actual parking if you’re brave enough to drive in Hanoi (though honestly, just use Grab). The whole building feels well-maintained in that way that suggests they actually care about upkeep, not just the flashy lobby stuff. I ended up extending my stay an extra night because, well, why mess with something that’s working?

  What could be improved: It's a little away from the old quarter but easy to get in via cheap grab, wasn't an issue for our stay it was nice to stay away from the hectic centre.
