But stepping into this narrow alley off Ngõ Huyện, you realize someone actually put serious thought into this renovation. The whole house has this industrial-meets-Vietnamese vibe that somehow works – exposed brick mixed with traditional wooden elements, and they’ve managed to squeeze five proper bedrooms into what was probably a classic Hanoi tube house. The design isn’t trying too hard to be Instagram-perfect, which I appreciated. You know what surprised me most? The sound insulation is actually decent, considering you’re literally in the heart of the Old Quarter where motorbikes start their symphony at 5 AM.

The location is honestly ridiculous in the best way possible. You’re maybe a three-minute walk from Hoan Kiem Lake – I mean, you can practically smell the morning pho from the street vendors on your way to watch the tai chi crowds. There’s this little coffee shop called Café Pho Co just around the corner that hardly any tourists know about, and the weekend night market on Hang Dao Street is close enough that you’ll hear the buzz but far enough that you won’t get caught in the chaos unless you want to. The house easily fits thirteen people without feeling cramped, which is pretty remarkable given how tight space gets in this part of Hanoi. Each bedroom has its own character – some with street views where you can people-watch, others facing the inner courtyard that stays surprisingly quiet. The common areas actually encourage hanging out together, not just passing through to your room.

What really sold me on this place was the attention to practical details that most vacation rentals completely miss. The kitchen is fully equipped (and I mean you could actually cook here, not just heat up instant noodles), there’s reliable WiFi throughout, and the air conditioning works properly – trust me, you’ll care about that last one if you’re visiting between May and September. The host clearly understands what groups need: enough bathroom space so you’re not waiting in line, proper storage in each room, and common areas where you can spread out. Sure, it’s got that 8.1 rating which isn’t perfect, but honestly, in this location with this much space and character, minor quirks are part of the charm. The narrow staircase is typical for these old Hanoi houses, so don’t expect to haul massive suitcases up easily. But for a group wanting to experience authentic Hanoi while having a genuine home base – not just somewhere to crash – this place delivers in ways that most hotels in the area just can’t match.

  I liked the rooms.. kids loved the projector as they could watch their favourite cartoon.
  
  What could be improved: I dint like the entry to the house.. the neighbours dog down the apartment was very irritating n scaring us everytime we stepped in or out of the apartment.. the rooms were good but the path to the apartment was not good at all.

  Amazing location, super close to everything in the old quarter down a charming street. Our host was very communicative with us and so helpful when we asked to stay a little later. The beds are very comfy especially for Vietnam. It's a good property for a big group

  Very good location, good value for money. The property is located in the old quarter and there are many shops and restaurants nearby, within walking distance. The host is also very friendly.
  
  What could be improved: The rooms are quite clean, though the kitchen facilities are less satisfactory. One of the 4 beds is not well supported, not so comfortable.

  Little hidden gem down a tiny dark lane way right in the heart of the action. Fantastic spot and great communication.. perfect for our grown up family. All rooms are on separate floors connected by outdoor staircases.giving us all privacy. Bottom room has a small sitting area that we could all gather in. Top and middle bedrooms have private bathrooms, bottom floor has external bathroom and kitchen across small
  courtyard.
  
  What could be improved: Being in such a great spot comes with it's downfalls. Be prepared, bring ear buds. We had construction going on, with jack hammers, from 6am each morning. The normal hussle and bussle of village life, people yelling, dogs barking, music. We loved it

  What could be improved: It does have 4 bedrooms but they are in separate little areas, not all in one house. As we had 4 very young children we had to split up adults to go with a child. Quite high stairs with little children as well.
