You know what caught me off guard about NINE HOUSING Kim Mã? It’s tucked away in this narrow alley off Kim Mã street, and honestly, I almost walked past it twice. But once you find it – and you will, the locals are super helpful with directions – you realize you’ve stumbled onto something pretty special. The building has this modern, minimalist vibe that feels refreshingly clean-lined against the typical Hanoi hustle, and I mean that in the best way possible.

The thing about staying here is that you’re actually in a residential neighborhood where real Hanoi life happens. I’d wake up to the sound of motorbikes starting up (not as annoying as it sounds, more like the city’s morning heartbeat), and there’s this amazing bánh mì lady who sets up her cart right at the end of the alley around 7 AM. The staff seems to know her personally, which tells you something about how embedded this place is in the neighborhood fabric. What really impressed me was how quiet the rooms are despite being in Ba Dinh – they’ve clearly invested in proper soundproofing because once you close that door, the city noise just fades away. The rooms themselves are spotless, with this sort of boutique hotel aesthetic but without the pretentious price tag.

Location-wise, you’re actually perfectly positioned if you know Hanoi at all. Kim Mã street connects you to everything – you can walk to the Temple of Literature in about fifteen minutes, or hop on a xe om to the Old Quarter in maybe ten minutes depending on traffic (and there’s always traffic, let’s be real). There’s a decent coffee shop called Highlands Coffee just a few blocks down on Kim Mã, plus some local eateries that don’t make it into guidebooks but absolutely should. The staff at NINE HOUSING actually gave me directions to this incredible bún chả place that I never would have found otherwise – that’s the kind of local knowledge that makes a difference. Check-in was surprisingly smooth, and they speak excellent English, which isn’t always a given in the residential areas. I stayed there during shoulder season in March, and the place felt busy but not chaotic. The 9.5 rating makes total sense once you’re there – it’s not trying to be the Metropole, but for what it is, they’ve really nailed the execution. If you want to stay somewhere that feels authentically Hanoi but still gives you a proper night’s sleep and a hot shower, this is your spot.
