Sumitomo10 Apartment – Lane 12 Dao Tan street Overview

You know what surprised me most about Sumitomo10? It’s tucked away on this narrow lane off Dao Tan street, and honestly, I almost walked past it twice before spotting the entrance. But that’s actually part of its charm – you’re staying in a proper Vietnamese neighborhood, not some touristy bubble. The building itself is one of those sleek apartment conversions that Hanoi does really well, where they’ve managed to keep the intimate feel while adding all the modern touches you’d want.

The location is genuinely brilliant, though you might not realize it at first glance. Dao Tan street connects you to basically everywhere – I mean, you can walk to the Old Quarter in about 15 minutes if you’re feeling energetic, or grab a xe om (motorcycle taxi) for literally pennies. What I loved is that you’re sandwiched between some fantastic local spots that most tourists never find. There’s this incredible bun cha place about three doors down that doesn’t even have a sign in English, and the coffee shop on the corner makes the best ca phe sua da I had in the entire city. The Ba Dinh district itself is where a lot of locals actually live and work, so you get that authentic Hanoi rhythm – motorbikes humming past in the morning, street vendors setting up their stalls, the whole symphony of Vietnamese daily life.

Actually staying here feels more like borrowing a friend’s apartment than checking into a hotel, which I suppose is exactly what they’re going for. The rooms are spacious by Hanoi standards – I could actually open my suitcase without rearranging the furniture, which is saying something. The air conditioning works properly (crucial in the summer months), and the Wi-Fi is solid enough for video calls back home. I appreciated the little details too – proper blackout curtains that actually block the morning light, a decent shower with hot water that doesn’t cut out randomly, and a kitchenette that’s useful if you want to grab fresh fruit from the market and prepare your own breakfast. The building’s pretty quiet considering you’re in the heart of the city, though you’ll still hear the occasional motorbike convoy at night – but honestly, that’s just Hanoi being Hanoi. Staff-wise, they’re helpful without being pushy, and the front desk folks actually know the neighborhood well enough to give you proper directions to places, not just the standard tourist recommendations. For what you’re paying, especially considering the location and the fact that you get actual space to spread out, it’s a solid choice if you want to experience Hanoi like someone who actually lives here rather than just passing through.

Reviews of Sumitomo10 Apartment – Lane 12 Dao Tan street

  • Grace from Hong Kong – 30 April 2025 (7/10)

The response of the host and the cleanliness.

What could be improved: Checkin procedures. Didn’t see any staff on duty during my stay.

  • Le from Vietnam – 15 April 2025 (8/10)

The room is spacious with basic amenities. The furniture is quite outdated. The securities and staff are friendly.
The location is convenient with lots of food choices and minimart

  • Sehyun from New Zealand – 17 March 2025 (9/10)

Great apartment. Clean and spacious! A good location if you want a quieter stay outside of the touristy Old Quarter area but not far from it either. Walking distance to good Japanese food and Vietnamese food markets.

What could be improved: The language barrier made it slightly difficult for check in

  • John from United Kingdom – 2 January 2025 (9/10)

A really spacious apartment, bright and airy. Bed and sofa both very comfortable. Had more facilities than I needed, to be honest, such as a washing machine and electric induction hob and fridge freezer. If you are a self caterer it would be perfect.
Situated in a quiet street, well away from the busy major road.
Spotlessly clean and the staff I did meet were really friendly. Couldn't get in one night and rang the bell and the caretaker came from somewhere across the street, so I felt bad for dragging him out of his house when, as it turned out, I was being a bit thick. Lovely man.

What could be improved: Although the area the apartment is in is actually quite interesting, giving an insight into the local way of life and almost void of tourists, it's a long way from Hanoi's Old Quarter ( Grab app said 3.7km, but I'm a quick walker and it took me over an hour on foot!) . That walk is along incredibly busy, congested roads.
It could be difficult getting home from the above tourist epicentre, even once I'd downloaded the Grab app ( local version of Uber), although it did give me a couple of chances to experience life on two wheels via Grab motorcycle taxi.
Get your bearings right from the start too, as there is a maze of streets round the property and you could end up walking round in circles.

  • Julien from Vietnam – 22 June 2024 (10/10)

The security guard was very enthusiastic. Even though he used a translater machine , he still enthusiastically guided me.

What could be improved: I don't like the location of this building very much, it's a bit difficult for someone who comes to Vietnam for the first time like me. But the security guard was very nice, he came out and picked me up so it was okay.

  • Ngbaohung from Vietnam – 12 June 2024 (9/10)

    Comfort furniture, location.

    What could be improved: Nothing.

  • Takahiko from Japan – 24 May 2024 (9/10)
