22Land Residence Hotel & Spa Hanoi Overview

You know what caught me off guard about 22Land Residence Hotel & Spa? It’s tucked away on Nguyễn Đình Hoàn in Cau Giay, which honestly isn’t where most tourists end up, but that’s actually part of its charm. I mean, you’re in a proper Hanoi neighborhood here – not some sterile hotel district – and it gives you this authentic feel without sacrificing comfort. The street itself is pretty quiet compared to the Old Quarter madness, though you’ll still get those early morning motorbike sounds that are just part of Hanoi life.

The lobby hits you with this modern spa vibe that feels genuinely relaxing, not just trying to look expensive. What I really appreciated was how the staff seemed to actually know the area – when I asked about getting to Lotte Tower (which is pretty close, maybe 10 minutes by grab), they gave me specific route advice and timing tips that only locals would think to mention. The rooms are solid 4-star territory with this clean, contemporary design that doesn’t try too hard to be “Vietnamese themed” like some places do. The beds are actually comfortable, and the AC works properly – trust me, in Hanoi humidity, that matters more than fancy marble bathrooms. Speaking of which, the bathrooms are nicely done with decent water pressure, though the shower space is a bit snug if you’re tall.

What really sets this place apart is the spa element – it’s not just a hotel with a spa tacked on, it feels integrated into the whole experience. The treatment rooms have this zen quality that makes you forget you’re in one of Asia’s busiest cities. I did a massage after a long day walking around West Lake (which is totally doable from here, by the way), and it was exactly what I needed. The pool area is smaller than resort-style places but perfectly adequate for a city hotel, and there’s something nice about having a quiet swim while hearing the gentle hum of Hanoi life outside. Breakfast is better than expected – decent pho alongside the usual international options, plus they actually make a proper Vietnamese coffee. The neighborhood has some great local eateries within walking distance too, including this bánh mì spot that the front desk recommended (they were right, it was incredible). Parking is available if you’re brave enough to drive in Hanoi, though honestly, grab bikes and taxis work just fine from this location. It’s one of those places where the rating – they’ve got an 8 out of 10 – feels earned rather than inflated.

Reviews of 22Land Residence Hotel & Spa Hanoi

  • Steve from United Kingdom – 20 April 2025 (8/10)

The room was nice, clean and big. Everything we needed. Breakfast was sufficient with enough choices. Small but adequate pool. Great for a rinse after a sticky day. Reception staff was very good. Helped with all out needs. Thanks well done!

What could be improved: The room needs some care. Bit of painting and fixing window seals. Mosquitoes are a problem but there are cheap means of stopping them nesting in the hotel. The hotel is a VD80k to old town by taxi same for return . Bear in mind. Beware there are several 22Land Hotel and Spa in Hanoi!! Make sure you take a picture of the address on the board outside the hotel to show taxi drover where you want to go.

  • Rhian from United Kingdom – 7 April 2025 (9/10)

The nicest beds we've had in Vietnam so far. The lady who checked us in was very kind and welcoming and got us to our rooms quickly. Everything was clean and zero drain smells we've had to get used to in the country. Hot water was great even after we both used it.

The 'bar' area is kind of deserted not ideal for guests who like to meet others but we were happy to use the pool and gym in peace. Pool is small but as nobody else was using it there was plenty of room to do small laps.

Breakfast was good. Plenty available and topped up regularly as there were more guests here in the morning.

It's a bit of a ways from some of the touristy areas and a main road as the view from the roof but there were convenience stores and restaurants nearby.

The staff is very friendly and helpful. It's a good choice for breakfast. Rooms are clean.

What could be improved: We lost water pressure in the shower one night, but it is not a big deal.
