What struck me most about this place is how they’ve managed to create something that actually feels homey without trying too hard. The owners clearly put thought into the details – I mean, the common areas have this lived-in comfort that most hotels can’t fake, and the staff genuinely seems to care about whether you’re settling in okay. The rooms are clean and well-maintained (you can tell this is a solid 4-star operation), but it’s the little things that matter. Good water pressure, actually decent Wi-Fi, and – this might sound weird – but the towels smell like they’ve been properly dried, not that musty hotel smell you get sometimes. The neighborhood gets pretty quiet after 9 PM, which is perfect if you’re trying to recover from exploring the city all day, though you’ll definitely hear the morning motorbike symphony starting around 6 AM.

Here’s the thing about staying in Dong Da versus the tourist areas – you’re about a 15-minute ride from Hoan Kiem Lake, but you get to see how the city actually works. There’s a fantastic bun cha place two alleys over that I never would have found otherwise, and the local market nearby is where you can grab fresh fruit for basically nothing. The 8.5 rating makes total sense once you’ve been there a few days; it’s not flashy or Instagram-perfect, but everything works the way it should. Check-in was smooth, the room was ready early (always a good sign), and when I had a question about getting to the airport, they didn’t just hand me a business card – they actually walked me through the best options. That’s the kind of service that makes you want to come back, honestly. If you’re looking for a place that feels more like staying with locals who happen to run a really good guesthouse rather than just another hotel room, this is your spot.

    Location close to FTU, not being next to big street makes it separated from the traffic noice. Communication with the staff was great and there is nice co-working space with drinking water and coffee machine available.

    What could be improved: Reality vs pictures of our room was bit disappointing. The window was basically not a window. It was very dirty and there was wall of another building just behind it so don't count with any natural light in the room. Also the courtains were very dirty and there was mold in the shower. Traces of smoke from the fire on the wall weren't very reassuring neither.
    Even though the street was calm, there was lot of noice, even rains provoked lot of noice due to what was behind the window which was not very isolating, so we could not really sleep well. Maybe the bigger room which was not available were better.

    The hotel is easy to find and the room is located deep in the alley so it is pretty quiet. The room has everything you need e.g. kitchen, refrigerator, separated bathroom. The location is near the university so there are a lot if shops and restaurants nearby, even a traditional market.

    What could be improved: The AC is dripping water on the floor and it is quite loud. There are water trail in front of the house. There are insects (mostly mosquitoes) in the room even though it is closed all the time. Near the main street there is a trash dump so it is smelly when you have a walk in the vicinity.
